Concrete for Florissant's Postwar Neighborhoods
Most calls we get for concrete contractors in Florissant come from owners of homes built in one remarkable burst. Wikipedia says around 18,000 houses went up in Florissant between 1947 and 1980, as developers turned farmland and empty acreage into subdivisions. The population jumped from 3,737 in 1950 to 38,166 in 1960 and 65,908 in 1970. The 2020 census counted 52,533 people and 22,710 housing units. That means a lot of driveways, walks and patios poured in the same few decades, and a lot of them now reaching the end of their service life at the same time.
What 50- and 60-year-old concrete looks like
On a Florissant ranch or split-level, the original driveway has usually been through more than half a century of winters. The common problems are a cracked or sunken apron at the street, a section near the garage that has dropped, surface scaling where salt sat for years, and a front walk that has heaved at the joints. Stoops built with the house often pull away from the foundation as the soil under them shifts.
We look at the whole lot before quoting. Sometimes two or three panels can be cut out and replaced cleanly. Other times the base under the entire drive has failed, and patching would only move the problem a few feet. We explain which case you have and why.
The city's approach and sidewalk rules
Florissant's Public Works Engineering Division requires a permit for any excavation in the right-of-way, which covers the driveway approach and the public walk. The city's posted rules are specific. Concrete approaches must be at least 6 inches thick, including the sidewalk where it crosses the drive. Sidewalks outside the approach must be at least 4 inches of concrete, and asphalt is not allowed for walks. The city calls for a 6 1/2-sack mix using Meramec sand and gravel with a minimum strength of 4,000 psi, and full-depth expansion joints where new concrete meets old and where the walk meets the drive.
The city also requires a subgrade inspection before any concrete goes down, with 48 hours' notice and a completely dry subgrade. Contractors working in the right-of-way need liability insurance and a $2,000 license and permit bond on file. We schedule around those steps so the inspector sees the base before the truck arrives.
Old Town and the river edge
Florissant is one of the older settlements in the region. Wikipedia gives 1785 as its founding date, and the Florissant Old Town Historic District was created by ordinance in 1969, with its core on the National Register as the St. Ferdinand Central Historic District. Homes there call for more care on front walks and steps, because those pieces are part of how the street looks. The city's northwestern edge runs along the Missouri River, where it maintains the 108-acre Sunset Park.
